Projects we arrange financing for

- Bridge-to-build loans to buy entitled land and start construction.
Construction loan terms at a glance
| Leverage | Commonly 75% to 90% of total cost; higher leverage usually requires more completed projects |
| As-completed value | Most lenders also cap the loan at a percentage of the completed value |
| Term | Typically 12 to 24 months, interest-only |
| Draws | Funds are released in stages as work is completed and inspected |
| Where we serve | Illinois and Texas; other states by request |
What lenders look for
- A detailed budget, scope, plans, and permits or a clear path to them.
- Your general contractor and your track record on similar projects.
- Land ownership or control, ideally entitled.
- Equity in the project and liquidity for overruns.
- A clear exit: sale, or refinance into a DSCR or permanent loan.
Figures are general examples drawn from current lender programs, not an offer or commitment to lend. Actual terms are set by the lender and depend on the deal, the borrower, and underwriting.
How it works with US Funding
- Initial review. Tell us the deal and the numbers. You get a fast, honest read at no cost.
- Engagement. If we can help, we sign a short engagement letter and a business-purpose certification. No fee is due unless your loan closes.
- Strategy & placement. We match your file to the lenders most likely to approve it and compare the term sheets with you.
- Close. Documents, signatures, and funding, managed to the finish. Our fee, if any, is paid at closing through the closing statement.
FAQs
Do I need construction experience?
Most lenders want to see completed projects. First-time builders may qualify with lower leverage, a strong general contractor, or an experienced partner.
Can I build my own home with this loan?
No. We arrange business-purpose construction loans only, for property that will be sold or rented, not lived in by the borrower or their family.
How do draws work?
The lender releases funds in stages after each phase is inspected. Interest is usually charged only on the amount drawn.
Do you charge a fee up front?
No. Any fee to US Funding is paid only at closing, after you accept a binding lender commitment.
